Retail Strategies partnered with CMK Properties and Warrensburg’s city officials in 2022 to recruit Tractor Supply Co. Our team identified a former grocery store site, conducted feasibility studies, and pivoted to evaluate city-owned land when initial plans stalled. We coordinated with local brokers, MoDOT, and American Water to secure highway access and verify utilities, ensuring the project met TSC’s requirements.

By facilitating incentive discussions, including Chapter 100 bonds and sales tax sharing agreements, we reduced development costs. Our team’s persistence led to the selection of a prime site, with plans submitted and approved by mid-2024, culminating in a new 21,939 sq. ft. store.

Warrensburg’s City staff have enjoyed positive interactions and communications with Tractor Supply’s design team... We look forward to continuing to build on this relationship with a great retail store.

Site Identification

Results

The new Tractor Supply store opened in Warrensburg in 2024, creating 18 jobs and injecting approximately $420,000 in wages into the community. With an estimated annual sales tax contribution of $115,000 to $250,000, the store significantly boosts local revenue. The project has strengthened Warrensburg’s retail landscape, meeting the needs of residents and surrounding areas.
